Locality of the hotel property - Câmpulung Moldovenesc

Offered hotel property is located in a picturesque Câmpulung Moldovenesc town (part of Suceave County) which is in the historical Bukovina region of Moldavia in North Eastern Romania. Town located on the banks of the Moldova River is known for its beautiful surrounding nature of Rarau´s Muncei and Feredeau´s Obcina mountains and as a starting point for visiting the painted monasteries of Bucovina, the monasteries of Neamt and the wooden churches of Maramures.

With a population of ca 20 thous. people Câmpulung Moldovenesc is the fourth most important town in the county, after the capital Suceava. The main industries in Câmpulung Moldovenesc are dairy products, lumber and ecotourism. Town is accessible by car along National road E576 and by the trans Caparthian´s railway Suceava- Ilava Mica.  

There are many places of interest located in and around Câmpulung. In summer tourist visit the locality for relaxing in woods and hiking in natural reservation Rarau - Giumalau, visiting Buhei Stone, Devil's Gorge Mill etc. or visiting popular historical and cultural monuments like Molodovita Monastery (24 km), Voronet Monastery (30 km), Sucevita Monastery (52 km), Woods Slatioara, Woods secular Giumalău etc.

In winter tourists visit this region mainly for purpose of skiing and other winter sports. The main sky slope is 4 700m long with 1 000m level difference, equipped with a 8 seats cable car (under construction),  the snow cover isusually between 30-50cm and last forabout 90days /year).

Special attraction for tourists through whole year long are several folklore festivals which presents typical crafts, cuisine, songs and  dances of the region.

The subject of sale is 5* family business hotel situated in the center of Bukovina in Campulung Moldovenesc in a very nice and attractive countryside environment.

The hotel disposes of 19 fully equipped rooms, lobby with reception, restaurant, summer terrace and parking lot. Hotel building is structured in 4 levels: underground floor, ground floor, first floor and attic.

The underground floor has a built-up area of 195 sqm and it is not fully used at the moment (72 sqm). There are LPG heater room, storage and bathroom. In the rest 72 sqm there could be built SPA, wine cellar, club or conference room / meetings rooms.

The ground floor has a built-up area of 362 sqm and is divided in lobby, reception, cloakroom, dinning rooms, restaurant terrace, kitchen, laundry room, dressing rooms for hotel staff and offices.

The first floor has a built-up area of 362 sqm and disposes of 10 fully equipped rooms - 6 Standard rooms, 2 Premier and 2 Junior suite.

The second floor – attic has built-up area of 362 sqm and disposes of 9 fully equipped rooms: 6 Standard rooms, one Premier, one Junior suite and one Suite.

The parking and the landscape area connected to the building have a surface of 1.400 sm.

Hotel offers to its guests great leisure conditions in attractive countryside environment, excellent cuisine and opportunities for trips and sports.

The plot of the hotel has a total surface of 6.200 sqm (possibility to extend with 1.700 m + 1000 m) and is fully equipped with utilities: 380V AC electricity, water supply D=63mm/PN=5 bars, LPG supply, sewage, telephone, internet (fiber optics) and cable TV.

Perspectives

There is a valid planning certificate for extension of the hotel and construction of an entertainment area which could comprise of covered tennis court, Spa and a Manege.

For these investments could be obtained a grant from the E.C. development program, REGIO.
