Feasibility study

Document which defines project’s parameters (hotel, golf course, recreational resort, etc.) in order to realize hotel investment in optimal extent regarding the actual market situation, possible investment return, amount of investment and future value of realized investment.

The structure of FS used by Labartt Hospitality is standard European structure which is generally accepted by hotel operators and investors concerning the hotel properties and tourism projects. In case of requesting the elaboration of FS for Anglo-American investors or clients, the structure will be modified according to client’s local market.

Comparing with other structures of FS, our structure of hotel operation includes the Dispositional solution as a part of ground plans, which is elaborated by our professionals specialised in hotel operation based on recommended operational parameters, equipment and range of services. Proposed hotel structures are prepared in cooperation with investor’s architect in order to find the best solution. Our FS contains also the Visualization of hotel room or eventually of other parts of interior.

Our next bonus for investor is the elaboration of Analogical projects. This document describes analogical projects operating in surrounding states. These projects could be inspiring for investor regarding their structure, operation, and they can also prove to investor that similar projects already exist and operate in analogical localities.


Comparing with standard FS, this document is not so detailed and extended. Assessment could be elaborated before Feasibility Study concerning the situation that investor is not very sure of project’s intention. Assessment contains basic evaluation of locality, competition and possible potential. The conclusion of assessment is to state whether it is suitable to elaborate detailed Feasibility Study and Architectonic Study for particular project.

Assessment is usually elaborated for projects which are under construction or investor considers amendments in initial intention (e.g. apartments for sale changed to apartment hotel). Based on basic analysis of locality, competition and market potential, Assessment will answer the question if the intention is possible to realize and what amount of investment could be expected in the future.

Assessment is also elaborated for projects describing significant enlargement of actual operation, for example construction of new sport & wellness centre, construction of new congress centre, etc.

Second Opinion

Second Opinion is mainly about assessing already elaborated FS, Assessments, Evaluations, etc. when investor requests opinion of other independent party. This document is elaborated also for assessment of contracts which investor considers to sign with hotel operator and assessment of various situations which might arise in case of valid and signed management contracts, etc.
